Building Inspections: Manufactured Homes - General

PERMITS

1.2.1 GENERAL

This Code is hereby declared to be remedial, and shall be construed to secure the beneficial interests and purposes thereof - which are public safety, health and general welfare - through structural strength, stability, sanitation, adequate light and ventilation, and safety to life and property from fire and other hazards incidental to the construction, installation, alteration, repair, removal, demolition, use and occupancy of manufactured/mobile homes, structures, or premises.

1.2.2 QUALITY CONTROL

Quality control of materials and workmanship is not within the purview of this Code except as it relates to the purposes stated herein.

1.2.3 PERMITTING AND INSPECTION

The inspection or permitting of any manufactured/ mobile home, structure or plan by any Jurisdiction under the requirements of this Code, shall not be construed in any Court as a warranty of the physical condition of such manufactured/mobile home or structure or the adequacy in such plan. No Jurisdiction nor any employee thereof shall be liable in tort for damages for any defect or hazardous or illegal condition or inadequacy in such manufactured/mobile home, structure or plan, nor for any failure of any component of such manufactured/mobile home, or structure which may occur subsequent to such inspection or permitting.

1.2.4 PERMITS

A person, firm or corporation shall not install, construct, enlarge, alter, repair, locate, improve, convert or demolish any manufactured/mobile home in the applicable jurisdiction, or cause the same to be done, without first obtaining a building/set up permit for such manufactured/mobile home from the Building Official.

Exception: Warranty repairs do not require a permit.

DOCUMENTS REQUIRED TO OBTAIN A MANUFACTURED/MOBILE HOME PERMIT

  1. Purchase/sales agreement, bill of sale or title to the manufactured home;
  2. Copy of PIN verification form for property where project is to be located (go to Mapping office at 39 Peachtree St. Murphy NC); and
  3. Copy of Improvement Permit and/or Certificate of Completions on septic system if outside the city limits or approval from town or service district to hook up to their water and sewer (if outside city limits but annexed); and
  4. If inside the city limits or service district, copy of zoning approval and written verification that applicant has been approved for water and sewer hook up by that town or service district.

As directed by the General Assembly and under the Cities and Counties general Enabling Act, Cherokee County did in June 1984, create the inspection department whereas, the Department would carry out the Duties and Responsibilities as set forth in General Statutes 16OA-412 and other matters that may be specified by the governing board.
